Repayment Plan
If you don’t have sufficient income to pay the entire past due amount at one time, a repayment plan allows you to repay missed payments over a defined period until the loan is brought current.
Repay ModificationA repay mod is in essence a short-term repayment plan (generally 3-6 months at the current or reduced payment amount) with a consideration of a loan modification at the end of the plan.
Loan Modification
This option will bring your account current immediately and may result in a reduced monthly payment amount.
Short Sale (also called Pre-foreclosure Sale)
A Short Sale allows you to sell the home and use the proceeds to satisfy the mortgage debt even if it is less than the amount owed. iServe agrees to accept the proceeds of the sale even though it may be less than the amount owed on the mortgage. You may also be eligible to participate in the HAFA program. Click here for information regarding that program.
Short Refinance
If you qualify for a loan with another lender, we may be able to accept the proceeds from a refinance, even if they are less than what you owe.
Deed-in-Lieu of Foreclosure
If you are unable to sell the property and it is free of other liens, we may be able to accept the deed to your property instead of foreclosure, which would eliminate the mortgage debt and reduce the negative impact to your credit.
